A few weeks back, I posted about the new 787 being grounded and asked if anyone thought the grounding could hurt Wichita’s economy.  Now Boeing says it has a fix for the problem and can move quickly on the fix if the FAA approves it.  More information at Kansas.com.  Click on the following link:

January Statistics for Wichita Housing Market

The South Central Kansas MLS has just released numbers for January 2013.  There was a decrease in existing home sales of almost 16% from December 2012 to January 2013 BUT the January numbers are up over 23% as compared to January of 2012.

Downtown Wichita Revitalization

Anyone who makes frequent trips downtown knows there have been lots of building projects going on but, if you haven’t been there lately, you will probably be surprised at all of the progress that has been made.  That was the case with the city’s consultant that just made a visit to Wichita after two years.  He was surprised with the progress that has been made……..ummm……we’re not that laid back in the mid-west are we?😉

Real Estate Tax Deductions

Kansas Gov. Sam Brownback is wanting to do away with the tax deductions of property taxes and mortgage interest Kansas residents are currently able to take on their income taxes.  Kansas Realtors are fighting against it.  The Kansas Association of Realtors held a rally today on the steps of the State Capital building in Topeka.  More info from Kansas.com:

Boeing 787 Battery Fire

Even though Boeing is in the process of leaving Wichita, there will still be sections of Boeing planes made in Wichita.  Including the new 787, which has been grounded over a problem with battery fires.  The NTSB is narrowing down the cause of the fire which is crucial for getting the aircraft airborne again.  So, the 787 still plays a part in the Wichita economy and the sooner they can resolve the issues with it the better.  Click on the following link to view a story about the recent finds from the Wichita Business Journal.

Disclose……Disclose……Disclose!

Here’s a news article I ran across on Yahoo!/ABC News about a house that was purchased by a buyer who was new to town and didn’t know there had been a murder/suicide in the home…..until after she moved in and spoke with a neighbor.  The seller and the agent didn’t disclose the fact because it wasn’t required by Pennsylvania law.  Why would an agent risk their professional reputation by not disclosing this fact?  It may not be against the state’s law but wouldn’t be a good business practice?  Is the commission on one transaction worth the “hit” to your reputation?  There are some people because of personal or religious beliefs that will not buy a house where someone has passed away in it.  Doesn’t matter if it was of natural causes or not.  Click on the following link to view the story:

Professional Courtesy In Real Estate

It has been my experience that a lot of the general public, mostly those who have never been involved with a real estate transaction, have no idea about common courtesy in dealing with a Realtor.  I think how a client should deal with their agent can be summed up in one word…..honesty.  Your agent should treat you with respect and honesty, if not, you need to find a new agent.  You should treat your agent with the same respect and honesty.  Doesn’t matter if you’re a buyer or seller, treat your agent the way you want to be treated.

There’s an old saying in sales, “Buyers are liars.”  If you check with anyone who has been in sales, they have heard this saying.  In real estate, it’s okay to shop around for an agent that you are comfortable with and who you know will work hard for you.  Once you find them, don’t string other agents along letting them waste their time when you know you are not going to use them to write an offer.  When an agent ask you, “Who are you working with?” or “Are you working with another agent?”, be honest with them and let them know up front that you have been speaking with others.  Let them know you are speaking with/interviewing other agents.  This way they know up front that you haven’t decided on anyone to represent you and they can act appropriately.

Remember, honesty……..is still the best policy.
